Construction Services from Commencement to Completion
Pre-Construction
- Site Review Prior to Lease Execution: Determine any site conditions that may alter the design, budget, and schedule.
- Post Lease Execution: Site review with project team to determine the condition of the space.
- Design Coordination: Review details on the plans for constructibility, completeness, and coordination.
- Preliminary Project Schedule: Develop a schedule encompassing all phases of Construction and Client occupancy.
- Preliminary Construction Budget: Provide value engineering solutions while maintaining design vision with effective cost savings and functional alternatives to create a design that meets budget requirements.
- Permits: Pick up permits.
Construction
- Select Subcontractors and Vendors: Issue contracts.
- Budget Reviews: Keep budget updated.
- Submittal Review: Review and process in a timely manner all submittals with the architect. Create and update a detailed submittal log.
- RFI: Process all RFIs with the architect to assure all project issues are addressed, and create a detailed RFI log.
- Product Data Review: Review and process in a timely manner all product data with the architect to assure all conditions are understood and products work as they are intended.
- Releases: Verify all releases are collected as required and supplied to owner.
- Construction Progress Schedules: Maintain an accurate construction schedule at all time and make available to all concerned parties.
- Weekly Reports: Provide weekly reports and photos documenting the status of the project.
- Coordination with Public Service Agencies: Verify all applications for electrical, gas, and water are completed by the owner and processes age moving forward.
- Project Meeting: Schedule project meetings, prepare agendas, evaluate progress, resolve coordination and construction problems, and distribute meeting minutes.
Post-Construction
- Project Opening Coordination: Remain on site during commencement of operations, insuring that all equipment, machinery, and other devises are functioning properly.
- Compile Close Out Documentation: Warranty Letters, Equipment Warranties, subcontractor list, releases, as-built drawings, notice of completion and copy of all permits along with the original Certificate of Occupancy.
- Warranty Period: Assist Client in processing all warranty issues during warranty period and completing a one year review assuring all potential issues are resolved before warranties expire.
